- We will help you to appoint the most suitable agent and negotiate their fee.
- We will advise you on how to present your property so that buyers think yours is the one they want to buy.
- We will help you to arrange and stage open days to maximise the opportunities to market your home.
- We will be in weekly contact with the agent to ensure that every opportunity is explored.
- We will also keep you updated with progress regularly.
- We will help with the negotiation of offers.
- We can help with the appointment of a solicitor.
- We will advise you throughout the conveyancing process.
- We will help with the appointment of removal companies.
- We can provide a measuring service for your curtains and furniture (providing your new home is within a reasonable distance).
| The fees if you are using the selling service
We are confident that our advice will help you to sell your home and to that end we charge a 2 tier fee dependent upon our success. We charge an initial fee of £500 (non refundable) to provide 9 weeks initial service. If you have not received a realistic offer* within 9 weeks of our first visit then there is nothing more to pay. If you have received a realistic offer then our fee is calculated as follows:
If the final offer you accept is up to £350,000 then our fee is £2500.
If the final offer you accept is over £350,001 then or fee is £3000.
All these fees include the initial £500 and are payable on completion of the sale of your property or 3 months from the date of acceptance of the offer whichever is soonest.
